Home Improvement Program

The Kearny Home Improvement Program (HIP) was created by the Mayor and Town Council to provide funds to assist properties occupied by low and moderate income households to correct existing interior and exterior health, safety and code substandard conditions of major housing systems in conformity with the standards of the New Jersey State Housing Code and the Rehabilitation Sub-code.

Program Highlights:
  • Receive up to $25,000 for home repairs.
  • Use these funds for a variety of projects: from roof replacements, foundational repairs, heating and electrical upgrades, to window installations and plumbing work, among others.
  • Benefit from a no-interest (0%) ten-year forgivable loan with no monthly payments.
  • Ensure quality with a professional inspector overseeing all repairs.

Eligibility Criteria:
  • You must reside in Kearny and own your home.
  • Your gross annual household income should be below the set limit for your family size. (Note: Income limits are reviewed and updated annually.)
  • There is no application fee, and the application process will affect credit scores.
